How it works

  1. Step 1

    Upload your documents

Add your Victorian Section 32 (Vendor’s Statement) and contract of sale as a PDF, DOCX, or TXT. You can include a building or pest report for the same property too.

  2. Step 2

    Unstated reads them

Unstated reads the documents and writes a structured, plain-English summary — what each section means, and the specific matters worth raising with your conveyancer.

  3. Step 3

    Your summary arrives

Your full report is emailed to you in about 10 minutes, including a clear list of questions to go through with your conveyancer before you sign.

Common questions

What documents can I upload?

Victorian Section 32 Vendor Statements, contracts of sale, building inspection reports, and pest inspection reports. Accepted formats are PDF, DOCX, and TXT. You can select multiple files for the same property and Unstated will review them together.

Do you cover properties outside Victoria?

Not yet. Unstated is built around Victorian Section 32 disclosure under the Sale of Land Act 1962, so the analysis is most accurate for Victorian property documents. If you’re buying in NSW, QLD, WA, SA, TAS, ACT or NT, the disclosure documents and legal protections are different. Your best bet is a local conveyancer or solicitor in that state.

Is this legal advice?

No. Unstated provides plain-English summaries of property documents to help you understand what’s in them. It is not legal advice. You should always consult a licensed conveyancer or solicitor before making any property decision.

How long does it take?

About 10 minutes from payment to delivery. Once payment is confirmed, your full PDF report is emailed to you, typically within 10 minutes.

What does a summary include?

A plain-English breakdown of your property documents covering: property details, notable findings, building condition, title information, permits, financial obligations, contract conditions, and a list of questions to go through with your conveyancer before you sign.

Can I upload multiple documents for one property?

Yes. You can select multiple files at once and Unstated will review them all together. Each upload covers one property. To analyse more than one property, buy a bundle (Starter or Power Buyer) and use one credit per property, or pay separately for each.

Does this replace a building inspection or conveyancer?

No. Unstated breaks down what is already in your documents so you can understand them faster and ask better questions. It does not provide legal, building, or financial advice. Always engage a licensed conveyancer, building inspector, and pest inspector before making any property purchase decision.

Are my documents safe?

Yes. Your documents are processed to produce your report and are never retained afterwards or shared with anyone. Payment is handled securely by Stripe, and we never see your card details. If you have any questions about how your data is handled, see our Privacy page or just reply to your confirmation email.
