unstated. Get in touch
For conveyancers & property lawyers

Spend your time on advice, not explaining what an easement is.

Unstated turns a Victorian Section 32 into a plain-English summary your clients can actually read. They arrive informed, ask better questions, and you spend your billable time where it counts. We're new, and we're looking for a handful of conveyancers to try it and tell us what's missing.

Why practices use it

A more informed client is a faster, easier file. Here's what changes.

Clients arrive informed

Instead of fielding the same explanatory questions on every file, your clients turn up already understanding what an easement, covenant, or owners-corporation levy is. Your time goes to advice, not glossary.

Better questions, fewer surprises

Each summary ends with a list of questions to go through with you, tied to the actual document. Clients raise the right issues early, before they become settlement-week emergencies.

A value-add you can offer

Bundle a plain-English summary into your service, or refer clients to it before their first meeting. It makes onboarding smoother and your practice look thorough.

Built around Victorian disclosure

Unstated is built specifically for Victorian Section 32 disclosure under the Sale of Land Act 1962, not a generic document reader bolted onto property.

How it works for your practice

01

Buy a bundle

Pick up a bundle of report credits at bulk pricing, or arrange a volume account for your practice.

02

Share or upload

Send clients a code to redeem themselves, or upload their Section 32 on their behalf. Each report covers one property.

03

Plain-English summary in ~10 min

The summary is emailed back, ready to forward. Your client reads it, you handle the legal assessment.

Common questions

Is this a replacement for conveyancing?

No, the opposite. Unstated produces a plain-English summary of what a document contains so your client understands it faster. It does not give legal advice, interpret the law for a specific situation, or replace the professional judgement you provide.

How does bulk pricing work for conveyancers?

Reports are sold in bundles, with the per-report price dropping as volume increases. For practices running regular volume we can arrange a dedicated account. Get in touch and we will set up pricing that suits your caseload.

Can I brand or white-label the summary?

We are open to conversations about co-branded or white-label arrangements for practices running consistent volume. Email us with what you have in mind and we will talk it through.

What documents does it cover?

Victorian Section 32 Vendor Statements, contracts of sale, building inspection reports, and pest inspection reports, in PDF, DOCX, or TXT. Multiple files for the same property are reviewed together.

General information only. Unstated provides plain-English summaries of property documents. It is not legal advice and does not replace the professional services of a licensed conveyancer or solicitor.

Let's talk about your caseload.

Tell us roughly how many files you run a month and we'll come back with pricing and the easiest way to fit Unstated into your workflow.
